As a Construction Manager at Shurgard, you will manage the entire lifecycle of construction projects, from initial design to completion and handover, ensuring timelines, budgets (ranging from € 5 – 10 million), and quality standards.
Your leadership will ensure that all initiatives align with the strategic objectives while upholding the highest standards of quality, safety, and compliance. By fostering collaboration among project teams and stakeholders, you will contribute significantly to Shurgard’s position as a leader in self-storage development.
Your responsibilities
- Design Collaboration: Collaborate closely with development and design teams to create comprehensive concept designs, construction programmes, and detailed cost plans. Validate designs for buildability and compliance with all relevant regulations and standards.
- Stakeholder Engagement: Build and maintain strong relationships with internal and external stakeholders, including contractors, vendors, and local authorities. Facilitate effective communication and collaboration to resolve construction-related challenges promptly.
- Risk Assessment and Management: Proactively identify and assess project risks, advising on the need for specialist consultants to mitigate these risks. Implement project strategies to address potential issues effectively.
- Tendering and Contract Management: Lead the tendering process for all construction projects, ensuring compliance with Shurgard’s procurement policies. Oversee contract negotiations and manage relationships with contractors and service providers throughout the project lifecycle.
- Site Management and Supervision: Conduct regular site inspections to monitor progress, enforce safety standards, and ensure compliance with health and safety regulations. Address any site issues promptly to maintain project momentum.
- Project Closeout: Ensure smooth project closeout, including final walk-through inspections, punch list coordination, and post-construction reviews, ensuring all contractual obligations are met.
- Support for Development and Design Teams: Collaborate with the Development Team on new investment opportunities by providing insights during feasibility assessments, cost planning, and project scheduling, ensuring projects are viable and strategically aligned.

The ideal candidate for this position possess strong leadership skills to inspire and motivate diverse teams towards achieving common goals. Your exceptional communication and interpersonal skills enable you to build rapport with stakeholders at all levels and facilitate teamwork. You have strong analytical abilities to assess project performance, identify issues, and implement effective solutions. You take a proactive approach to enhancing customer satisfaction, ensuring that all stakeholders’ needs are met throughout the project lifecycle. Additionally, you have a thorough understanding of local construction regulations, health and safety standards, and environmental considerations.
You also bring:
- a Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field.
- minimum of 5-10 years of experience in construction management, with experience in managing new builds of at least 3000m².
- You have proven expertise in overseeing projects from the client side, demonstrating a successful track record of project delivery.
- You are fluent in Dutch and English; proficiency in additional languages is a plus.
- You are proficient in Microsoft Office Suite and project management software.
